“We hope to add the biggest silver lining on the Kampala skyline,” Sudhir’s team said when unveiling the design – and the scope backs that claim. The project is being built in phases through Meera Investments (Ruparelia Group’s real estate arm), with the first phase focused on corporate offices. Tower One, the inaugural building, is a 19-level Grade A office block offering 24,000 m² of premium lettable space and two floors of parking for 360 cars. Construction began in late 2022 with an aggressive 15-month timeline, and officials confirm the tower will be ready for occupancy by March 2024.

Beyond sheer size, Pearl Business Park is designed as a state-of-the-art business hub. Every detail – from a fully automated fire detection system on every floor to 170 CCTV cameras in public areas – is intended to meet international standards of safety and convenience. Amenities will include a health club, sauna, and dual-fiber high-speed internet connectivity, ensuring the complex is “optimized to maximise functionality, health, safety and productivity” for occupants, according to Sudhir’s son Rajiv Ruparelia, the group’s Managing Director. Perhaps most impressively, Tower One is just the beginning – it is one of ten planned towers in this massive park, a long-term vision that will firmly cement the Ruparelia Group’s dominance in commercial real estate. By creating a modern business district from scratch, Sudhir is directly responding to rising demand for quality office space in Kampala’s expanding economy. While market reports caution about a potential oversupply of offices in coming years, the Pearl Business Park banks on “Grade A” quality and a prime location to attract blue-chip tenants and keep rents premium. In Sudhir’s typical style, it’s a bold bet on Kampala’s future growth – one that, if successful, will stand as a monument to his foresight.

Reviving a City Landmark – Kingdom Kampala Complex

If Pearl Business Park represents new horizons, Kingdom Kampala is a testament to Sudhir’s ability to revive and redefine existing city landmarks. This 15-acre property in the heart of downtown – bounded by Nile Avenue and adjacent to Kampala’s main boulevard – was once a stalled project by foreign investors. Sudhir’s entry changed its fate. In 2019, the Ruparelia Group completed the Kingdom Kampala development at an undisclosed cost, unveiling a gleaming complex with over 40,000 m² of office space, 16,000 m² of retail area, and parking for 450 vehicles. The mixed-use complex, officially opened amid much fanfare, immediately “added glamour to the city skyline” according to local press, and brought new life to an upscale corner of Nakasero Hill.

The hotel will be known as Kingdom Kampala Hotel,” he revealed. This isn’t just any hotel: “The project will have 200 rooms including suites and penthouses, plus 226 very high-end apartments with a built-up area of 110,000 square meters. It will also have 35 conference rooms,” Sudhir explained. In one stroke, he is adding a massive hospitality and residential component – effectively creating a vertical city within the city. The planned Kingdom Kampala Hotel, with its combination of hotel suites and luxury apartments for sale, will rank among the largest upscale developments in East Africa. By 2026, Kampala’s skyline will feature a towering symbol of Sudhir’s grand vision: a four-star (if not five-star) hotel and residence complex that anchors the downtown core, directly connected to high-end shopping and offices. It’s a project that encapsulates his approach – revitalising prime urban land with comprehensive developments that meet multiple market needs at once.

Redefining Luxury Living – One-10 Apartments, Kololo

Not all of Sudhir’s ventures are commercial high-rises; some are about reimagining how the affluent live in Kampala. One-10 Apartments in Kololo, the city’s most exclusive hill, is a prime example of his push into high-end residential real estate. Opened in 2022, One-10 is Uganda’s largest luxury condominium project, a pair of elegant towers offering panoramic views of the city. The complex features 156 units for sale, including one, two, three and four-bedroom apartments, as well as 13 penthouses ranging up to six bedrooms. Spread over 15 storeys of contemporary architecture, each apartment is generously sized – in fact, the largest four-bedroom layouts span over 240 m² of lavish living space. Residents enjoy top-of-the-line finishings and amenities: private balconies overlooking the skyline, a resort-style swimming pool with a poolside bar, a fully equipped gym, and even a proposed café on site.

Sudhir’s intention with One-10 was clear – “to reclaim high-end living in Kampala’s most exclusive suburb”. In recent years, Kampala’s luxury home market had seen a slight lull as some affluent buyers looked to emerging suburbs. One-10 Apartments decisively reverses that trend. By offering what Rajiv Ruparelia calls the “top 10 luxury home qualities in a number one location”, this development positions itself as the premier address for the elite. Early marketing emphasized traits like spacious designs, spectacular views, security, and leisure amenities, branding One-10 as “a sanctuary-style accommodation in a league of its own”. 

The numbers support the hype: units range from two-bedroom apartments of 123 m² to expansive penthouses, and two entire basement floors are dedicated to parking– a major selling point in a city where secure parking is at a premium. By mid-2023, the Ruparelia Group had put these residences on the market, targeting high-net-worth Ugandans and expatriates who demand the best. The response has been strong – one local outlet dubbed the complex “Sudhir’s magnificent apartments attracting a swarm of buyers”. In a market where prime residential occupancy had briefly dipped, One-10 has injected fresh excitement and set a new benchmark for luxury urban living.

Uganda’s Largest Serviced Apartments – Kabira Country Club Expansion

Sudhir Ruparelia’s grandiosity extends even into the hospitality sector, where he is merging hotel convenience with residential comfort. Nowhere is this more evident than at Kabira Country Club, a long-established boutique hotel in the Bukoto neighborhood that is undergoing a jaw-dropping expansion. Kabira Country Club was already famous for its lush setting and sports facilities, but Sudhir envisioned something far bigger. He embarked on a multimillion-dollar expansion project to create Uganda’s largest serviced apartment complex alongside a modern shopping center. The scale is staggering: 360 new serviced apartment units are being added, turning Kabira into a mixed-use mini-city. Once complete, the expanded complex will encompass over 100,000 m² of built-up area dedicated to long-stay lodging and leisure. This will eclipse any similar project in the country – a fact not lost on market watchers, who have noted that Kabira Serviced Apartments will be “the largest serviced living space” in Uganda to date.

The Kabira expansion is not just about the number of apartments, but the lifestyle and infrastructure that come with them. Sudhir is effectively constructing a self-contained luxury village. Plans include a modern shopping mall attached to the hotel, multiple restaurants (indoor and outdoor), a large conference center, a youth recreation and business hub, new squash courts, and even a six-lane bowling alley for residents and guests. The serviced apartments themselves are designed to “British standards”, fully furnished and appointed for upscale living. Each unit – whether one, two, or three bedrooms – will feature modern kitchens, double-glazed soundproof windows, big-screen smart TVs, high-speed Wi-Fi and 24-hour security. In essence, guests can expect hotel-like amenities with the privacy and space of a home, an increasingly popular concept among expatriates and corporate travelers in Kampala. Sudhir has poured “many billions” of shillings into this venture, aiming to transform Kabira into a world-class facility that caters to both short-term visitors and long-term tenants. By the time it launches (by the end of 2026), Kabira’s new wing will not only redefine extended-stay hospitality in Uganda but also further anchor Ruparelia Group’s dominance in high-end real estate development.

Speke Resort Convention Centre: A Game-Changer for Uganda’s MICE Industry

The Speke Resort Convention Centre (SRCC) is Uganda’s premier destination for Meetings, Incentives, Conferences, and Exhibitions (MICE), reinforcing the country’s position in the global events industry. Strategically located in Munyonyo, just 25 minutes from Entebbe International Airport, SRCC offers world-class facilities, including a 3,800-seat convention hall, 33 high-end meeting rooms, five ballrooms, and 476 accommodation rooms, including 59 presidential suites. This dominance has even given rise to local lore: a Kampala taxi driver once quipped, “Everyone knows Sudhir Ruparelia is the richest man in Uganda. He owns half of Kampala’s business district and the biggest hotels.” It’s an exaggeration, but not by much.

In fulfilling these needs, Sudhir’s ventures invariably elevate the city’s profile. They create jobs, attract foreign investment, and inspire confidence that Kampala is keeping pace with other emergent African metropolises.

In a broader sense, Sudhir Ruparelia’s story is entwined with Kampala’s own rise. He built his first fortunes during Uganda’s post-war resurgence, and now his projects symbolise the country’s aspirations in the 21st century. The strong entrepreneurial drive that took him from a single Forex bureau to a multibillion-dollar conglomerate is the same drive fueling Kampala’s transformation from a quaint colonial town into a cosmopolitan city. And he is not done yet. “This latest project is one of several dozen greenfield projects… one of very many to come,” Sudhir said, speaking about Pearl Business Park, but he could well have been referring to his overall pipeline. 

At 69, he still exudes the ambition and energy of a man on a mission, often personally touring construction sites and unveiling new plans.
